Skim coat vs full replaster — what do you need?

A skim coat applies a thin finishing layer of plaster over existing walls that are in reasonable condition. It is quicker and cheaper than a full replaster. A full replaster strips back to the brick or block and builds up in layers — necessary where there is significant damage, damp repairs, or very old plaster that is failing. Your plasterer will assess which is needed when they visit.

How long does plastering take to dry?

Fresh plaster takes 4–6 weeks to fully dry before painting. In summer or well-ventilated rooms it can be quicker. Do not apply normal emulsion too early — use a mist coat (3 parts water, 1 part emulsion) once the plaster turns a uniform pale colour, then wait 2–3 weeks before top coats.

External rendering costs

Rendering the outside of a house is charged per square metre and is significantly more expensive than internal plastering. A semi-detached house typically has 80–120m² of external wall and costs £2,500–£5,000 for monocouche or two-coat render. Specialist finishes (silicone render, K-rend) cost more but last longer and need less maintenance.
